Description
Homes England’s Warwick Bar Phase 2 sites comprise approximately 7.84ha of brownfield land on the eastern edge of Digbeth, Birmingham.
The sites present an opportunity for the transformation of significant urban sites in accordance with Homes England’s strategic objectives and support Birmingham City Council and the West Midlands Combined Authority’s vision for Digbeth.
Homes England is seeking to appoint a Development Partner/s capable of delivering a high-quality, housing led mixed use creative urban scheme that integrates innovation in placemaking, helps drive regeneration and respects the area’s rich heritage and industrial context.
Warwick Bar Phase 2 will be a challenging and complex regeneration scheme to deliver due to the nature of the sites, their constraints, and the requirement to deliver space for the creative industries alongside residential development.
This notice references an estimated value of £500m (exclusive of VAT). This value is an indicative Gross Development Value (GDV) and is subject to change. As no VAT treatment has been established both inclusive and exclusive VAT figures are the same.
A property professional services company will support Homes England on this procurement. Details of this will be included in subsequent notices.
