Homes England - Wychavon Town Centre & Infrastructure Delivery Partner

Homes England is seeking to appoint a Development Partner to support the delivery of Wychavon Town, a major new settlement located adjacent to Worcestershire Parkway Station in Worcestershire.

The wider development proposals include residential neighbourhoods, a town centre, employment uses, education and healthcare facilities, strategic transport infrastructure, green and blue infrastructure and extensive active travel connections. Outline planning applications have been submitted for the Town Centre and Southern Neighbourhood, which together form a key part of the emerging new settlement.

Homes England owns land within the proposed Town Centre and Southern Neighbourhood, including land capable of delivering approximately 550 homes within the town centre and up to approximately 2,100 homes across the wider neighbourhood area. Homes England is also exploring opportunities to acquire additional land interests to support the comprehensive development of the wider settlement.

Homes England is seeking to appoint a Development Partner to work collaboratively with Homes England and key stakeholders to facilitate the delivery of infrastructure, development parcels and the town centre. Homes England is currently preparing a Full Business Case to secure funding of circa £275 million (subject to approval).

Homes England welcomes innovative delivery and commercial structures capable of aligning public and private sector interests and supporting the comprehensive development of Wychavon Town over the long term. The appointment is expected to create opportunities for value creation through infrastructure delivery, place-making, development management and the co-ordination of development activity across Homes England's current and future landholdings.

This notice references an estimated value of £200 million (exclusive of VAT). This value is an indicative Gross Development Value (GDV) and is subject to change. As no VAT treatment has been established both inclusive and exclusive VAT figures are the same.
