L&Q North West (NW) Servicing & Maintenance of Active Fire Assets

This contract covers the statutory servicing, maintenance, remedial works, and associated support services for Active Fire Safety systems across L&Q's North West housing portfolio.

The contracts are intended to ensure that all applicable fire safety systems remain compliant, operationally effective, and supported by auditable evidence at all times, thereby contributing to the L&Q's overarching objective of keeping residents, staff and buildings safe.

he contracts cover all Active Fire Safety assets installed within the Employer's portfolio, including:

• Existing operational stock
• New build handovers
• Assets transferred into the portfolio during the contract term.

Services include:

• Planned servicing and maintenance in line with statutory and compliance requirements
• Reactive and emergency attendance following faults, failures, or alerts
• Out-of-hours response for life-critical systems
• Remedial works arising from:

o Planned servicing inspections

o Reactive reports via L&Q's call centre

o Notifications from the Fire Safety Team or Neighbourhood Housing Leads

o Fire Risk Assessment (FRA) actions

o Other inspection programmes or projects (E.G. EWS1, AOV programmes)

Asset servicing frequencies vary by system type and are defined by the applicable British Standard, manufacturer guidance, and L&Q's compliance plan.

Asset volumes are indicative and may vary during the contract term. No minimum volume guarantee is provided. Contractors must maintain sufficient capacity to accommodate reasonable portfolio change.
